1. Reservation
The reservation of an apartment can be made by writing to the agency directly, by phone, by e-mail or via the Internet. Access to the online booking platform is free of charge, except for the cost arising from the Internet connection, which will be at the expense of the client. F&L Immobiliare cannot be held responsible at any time or for any period of time for any failure, for whatever reason, of the Internet. With your reservation you are asking to F&L Immobiliare to enter into a binding contract. Electronic confirmation of the reception of your reservation request by F&L Immobiliare does not in itself constitute confirmation of your reservation. For what concerns the extent and type of services to be provided by F&L Immobiliare within the framework of the reservation made and the contract concluded, only the descriptions, illustrations and price indications contained in the catalogs or on the Internet pages of F&L Immobiliare are to be considered valid for the reservation period. The contract becomes effective upon receipt of the deposit payment. At the time of booking we will be pleased to take clients' wishes into account. Keep in mind, however, that F&L Immobiliare cannot provide any guarantee that they will be met. Any special requests from clients must be confirmed in writing by F&L Immobiliare.

2. Services and Prices.
Unless otherwise specified, the prices of the service offered by F&L Realty are those displayed on https://flimmobiliare.kross.travel/ and shown on the booking confirmation.

3. Payments.
To consider the reservation confirmed, it is necessary to have paid through the methods indicated on https://flimmobiliare.kross.travel/ the deposit which conists of 30% of the total amount of the booking. The total amount of the reservation must be paid before arrival. In case of failure to meet the agreed deadlines for payment, we will have the right to withdraw from the contract, consequently canceling the reservation and retaining the deposit previously paid.

4. From the accommodation price is excluded the tourist tax, which in the municipality of Brescia equals € 3,50 per night per adult (over 18 years old) excluding exempt people ( https://www.comune.brescia.it/sites/default/files/2024-04/Regolamento_Imposta_di_soggiorno%20in%20vigore%20dal%201.7.2024.pdf).

5. Any additional services requested by the customer (additional cleaning, additional change of linen, early check-in etc) must be paid on site, applying the price list communicated to the customer.

6. The Renter has the right to require an appropriate security deposit at the time of handing over the keys. The deposit will be refunded on the spot after appropriate verification of the condition of the rented property. In individual cases it may be the case that the security deposit will be returned after the client's departure by bank transfer.

7. Basic cleaning is done by the customer, independently of the final cleaning by the landlord. Basic cleaning includes cleaning the kitchen, washing and putting away dishes, removing leftover food and all garbage. Final cleaning performed by the renter includes thorough cleaning of the kitchen/kitchenette, bathroom/shower/toilet, and cleaning of floors.

8. A first supply of bed linens and 1 set of bath linens per person is included.

9. Extra beds and/or children's beds are available but they are not always in the accommodation, the guest should you make appropriate request. Blankets and sheets for children are included.

10. Pets are allowed as long as house rules are followed. An extra cleaning fee of € 30 is required.
