1. RESERVATION
The reservation of an apartment can be made by writing to the agency, by telephone, by email to F&L Immobiliare, or via the Internet. Access to the online reservation platform is free of charge, except for the cost of the Internet connection, which shall be borne by the customer. F&L Immobiliare cannot be held responsible at any time or for any period of time for any failure of the Internet to function for any reason.
By making a reservation, you are proposing to F&L Immobiliare to enter into a binding contract. Electronic confirmation of receipt of the reservation request by F&L Immobiliare does not in itself constitute acceptance of the reservation. The scope and type of services to be provided by F&L Immobiliare within the framework of the booking made and the contract concluded are governed exclusively by the descriptions, illustrations, and price information contained in the catalogs or on the F&L Immobiliare website valid for the booking period. The contract becomes effective upon receipt of the deposit payment.
We are pleased to take customer requests into account when making reservations. However, please note that F&L Immobiliare cannot guarantee that these requests will be fulfilled. Any special requests made by customers must be confirmed in writing by F&L Immobiliare.
2. PRICES AND SERVICES
Unless otherwise specified, the prices of the services offered by F&L Immobiliare are those displayed on https://flimmobiliare.kross.travel/ and indicated on the booking confirmation.
3. PAYMENT
In order for the booking be considered confirmed, a deposit of 30% must be paid using the methods indicated on https://flimmobiliare.kross.travel/. The total amount of the booking is required before arrival.
In the event of failure to meet the agreed payment deadlines, we shall have the right to withdraw from this contract, thereby canceling the booking and retaining the deposit paid.
4. TOURIST TAX
The price of accommodation does not include tourist tax, which in the municipality of Brescia amounts to €3.50 per night per adult (over 18 years of age), excluding exempt persons (https://www.comune.brescia.it/sites/default/files/ 2024-04/Regolamento_Imposta_di_soggiorno%20in%20vigore%20dal%201.7.2024.pdf) for the first five consecutive nights, with a rate of €1.75 for subsequent nights, up to a maximum of 72 nights.
5. EXTRA SERVICES
Any additional services requested by the customer (additional cleaning, extra linen change, early check-in, etc.) must be paid for in the same way as the accommodation (by credit card, bank transfer, PayPal, Satispay, or cash and POS in the office).
6. DEPOSIT
The landlord has the right to request an appropriate deposit when the keys are handed over. The deposit will be refunded within 7 days of check-out, after the proper verification of the condition of the rented property.
7. CLEANING
Basic cleaning must be carried out by the customer, regardless of the final cleaning carried out by the landlord. Basic cleaning includes cleaning the kitchen, washing and putting away dishes, and removing leftover food and all rubbish. Final cleaning by the agency includes thorough cleaning of the kitchen/kitchenette, bathroom, shower, toilet, and washing the floors, changing sheets and towels.
8. LINEN
An initial supply of bed sheets and 1 set of towels per person is included.
9. EXTRA BEDS AND CHILDREN
Extra beds and/or cots are available but are not always present in the accommodation. If required, you must make a request in advance. Blankets and sheets for children are included.
10. PETS
Pets are allowed provided that the house rules are respected. A fee of €10.00 per night per pet is required.
11. WITHDRAWAL, INTERRUPTION OF STAY, AND REFUNDS
Pursuant to Article 59 of D.Lgss. 206/2005 (Codice del Consumo), there is no right of withdrawal for accommodation services with a specified date of execution.
Once the stay has begun, any subjective dissatisfaction on the part of the guest does not constitute a valid reason for interrupting the contract or for granting total or partial refunds.
Any complaints must be communicated promptly to the landlord, who will have the right to intervene to resolve the problem or propose equivalent alternative accommodation. If the guest refuses the solutions offered and decides to leave the accommodation, no refund will be due.
Refunds will only be granted in the event of serious and proven non-compliance that cannot be resolved and is atribuable to the landlord.
